411: Closing BULK deals w/ multiple cash buyers...

Because I didn't record the Asset Manager Millions LIVE event last month, I figured I'd do the next best thing and share some of the questions from our LIVE Q & A sessions (along with my answers).

Here's Question #2 in our Asset Manager Millions LIVE Q & A series:

"If you have multiple buying groups, how do you coordinate the transactions, does it have to be within 48 hours or can it be different time sequences?"

if you're wanting to do same day transactions, it's gotta be same day.

Makes sense, right?

What we do is close the first transaction at 10am, then we'll do signings with the other transactions at maybe 11am or noon and so forth.

You gotta line them up back to back.

So it NEEDS to be same day unless you've got somebody that's willing to roll with a longer transactional funding period.

Because transactional funding is just that, transactional.

The money's only good for 24 hours.

So if you want that money to last longer than 24 hours ...

Then I'd suggest getting like a Private Money Lender and then going from there.

99.9% of the time we schedule all our BULK property transactions to be done on the same day.

That said…

If you'd like to get 5, 10, 15+ properties landing in your inbox every month, and put BULK property packages under contract at 30%-50% discounts (working directly with Asset Managers) so you can potentially walk out of your title company with a check in your hand every month…

...even if you've got ZERO to spend on marketing, have only closed deals one-at-a-time & distressed properties in your market are selling close to FULL price!
